Is the security deposit mandatory?

Yes, security deposit is mandatory to pay and it will be collected once the short term lease contract will be signed.

The security deposit needs to insure/block the unit for you.

Receipt will be released.

If you book through Airbnb no deposit is required.

Why I need to wait 25 days to receive my security deposit back?

Security deposit or portion of security deposit will be refunded only to your UAE bank account within 25 days.

After your check out will be done an inspection to calculate (if) eventually damages are present in the unit.

A report will be send if any issue will be present in the unit.

Also bills of the unit will be check once will be received if any extra consumption.

Do I have to pay tourism tax even if I’m a UAE resident?

Yes, even with a residence visa tourism tax (DTCM) are mandatory as all the units have a regular short term license.

Receipt will be available after your check out, please ask a copy.

Note: for studio and 1 bedroom, only 300 AED are payable up to a year stay.

This fee will be collected at the check in.

What are the cleaning, laundry, pest control and sanitation fees?

The 600 AED is the fee for: cleaning, laundry, pest control and sanitation services.

Every check out professional teams are doing these treatments to each unit.

During your stay will be a weekly cleaning included (max 2 hours service), no laundry.

Note: this is only one time fee during your stay, up to 3 months stay.

If you will extend your lease after the third month a 200 AED will be collected for each month.

This fee will be collected at the check in.

This fee is mandatory.

How I can pay the monthly rent?

Payments accepted : cash, bank transfer or ATM deposit, no cheques.

Receipt will be released.

Any other fees to pay?

No.

Are the units fully furnished?

Yes all the units are fully furnished; just bring your personal stuffs and grocery.

Is there a rental contract?
Yes will be provided a short term lease contract between the two parties.

Which kind of documents are required to book the unit:

Passport copy of all the guest;

Mobile number;

E.mail address.

I don’t feel safe and I don’t have a UAE bank account, how can I book the unit I like?
